Facilities organizations across Cornell manage a large and diverse portfolio of assets, systems, and work activities. This work requires coordination across colleges and units, consistent processes, and reliable information.
Maximo provides a shared system to support this work by bringing together facilities' asset data, service requests, and maintenance activities into a single platform.
By using a common system, facilities organizations can improve visibility into work, support more consistent processes, and strengthen how information is used for planning and decision-making.

MAS - Maximo Application Suite Redeployment Project
Originally implemented within Facilities Management, Cornell is redeploying Maximo to establish a modern, scalable enterprise platform to serve as Cornell’s enterprise system for all Facilities organizations.
The MAS – Maximo Application Suite Redeployment Project will transition Cornell’s on-premise Maximo system to a secure, cloud-based platform, modernizing the university’s enterprise asset management capabilities. This initiative will enhance operational efficiency, simplify system use, improve asset management effectiveness, and align with leading industry practices across multiple campuses and departments. Strengthened reporting and analytics will support more informed, data driven decision-making while building confidence in system data.
This work will reduce time and resources through:
Standardized processes - Reducing time spent navigating different workflows across teams and reinventing processes.
Improved data quality - Reducing rework, manual corrections, and time searching for and/or validating information.
Increased visibility into work - Enabling effective planning and prioritization, reducing delays and duplicated effort.
Supporting coordination across organizations - Improving how work transitions and is tracked between teams, reducing miscommunication and inefficiencies.
Enhancing reporting and access to information - Reducing time spent compiling data manually and supports faster, more informed decision-making.
What is MAS – Maximo Application Suite?
- It is a software bundle that includes Maximo Manage and other Asset Management tools including Health, Monitor, Predict, and Assist.
- It is Cornell’s Enterprise Asset Management System (EAMS). It supports facilities management across multiple campuses.
- Maximo integrates with systems like EZMaxMobile, Workday, Kuali Financial Systems (KFS), and others for comprehensive asset and work management.
- Maximo handles work order tracking, preventive maintenance, inventory, procurement, labor management, and financial management.
- As of 2025, approximately 79,000 assets are managed in Maximo across 18,500 locations, with over 29,000 active work orders and over 900 users.
- Maximo integrates with data warehouse systems for reporting and analytics, supporting decision-making through KPIs and real-time data.

Finance - Accurate, consistent data to support budgeting, reporting, forecasting and financial oversight.
